Our journey together begins before the first line is drawn. It starts with an initial consultation and our detailed Client Questionnaire, which you will fill out so we can fully understand your vision and define the project scope. Based on this comprehensive brief, we draft a formal Client Service Agreement.

This contract outlines the full scope of work, deliverables, and our fee structure. The project officially commences, and we move to Step 1, upon the signing of this agreement and receipt of the initial mobilization fee.

Step 2: Concept Design & Development

This is where your vision begins to take architectural form. We translate the discovery data into a cohesive design concept, a process we divide into two focused stages: developing the architectural plan, and then crafting the exterior form.

Phase 2A: The Architectural Plan

Our first goal is to perfect the layout and flow of your space. Using the insights from our initial consultation and your questionnaire, we begin designing with a deep understanding of your needs and the site itself. Our process is informed by a rigorous analysis of solar paths, wind patterns, and local bylaws. We place special emphasis on crafting key views—both the beautiful vistas you will enjoy from inside the home, and the carefully composed perspectives of the house as seen from the exterior.

We believe in presenting one thoughtfully considered design solution that has undergone rigorous internal review, rather than multiple underdeveloped options. This single, refined proposal is born from collaborative workshops and critiques between our architects and designers.

We then present this polished plan to you in a dedicated design meeting. For many of our clients, this is an eye-opening moment. It’s when they realize a home’s layout doesn’t have to follow a conventional template and can be iterated upon in countless ways to perfectly suit their lifestyle. This understanding is the foundation of our collaborative session, where we walk you through our design decisions, listen to your feedback, and refine the plan together.

Phase 2B: The Exterior & 3D Form

Once you are completely satisfied with the architectural plan, we apply the same rigorous process to the building’s exterior. We develop the 3D form, carefully balancing volumes, selecting materials, and shaping an aesthetic that is both beautiful and appropriate for its surroundings, while always respecting the initial budget discussion.

This phase also involves its own cycle of internal reviews before we present the exterior concept to you for feedback. Once you have approved the exterior design, we make any final, necessary adjustments to the floor plans to ensure perfect harmony between the interior and exterior.

Only when we both are fully satisfied with the complete conceptual design do we seek your final approval to proceed to the next stage and your next milestone payment is due.

This stage requires a soil test report—a necessary step for both robust structural design and for formal submission to local authorities. Simultaneously, our MEP consultants design the electrical, plumbing, and ventilation systems to be efficient and seamlessly integrated.

Our most critical role during this phase is coordination. We meticulously overlay the structural and MEP drawings with our architectural plans. This integration process allows us to identify and resolve any potential conflicts—such as a structural beam interfering with an interior design element—long before they can become issues on-site.

Once all consultant drawings are finalized and fully coordinated, we compile the complete technical drawing set into a submission package, prepared according to the specific requirements of the relevant society or development authority. We then provide you with this package and the necessary forms for formal submission. Should the authorities request any modifications, we handle the required revisions and re-submission promptly.

This step concludes once the plans are officially approved, clearing the way for the construction phase. Upon completion and delivery of the submission drawing package, the next milestone payment is due.

Architectural Drawings: A full set of detailed plans, including floor layouts with wall-to-wall dimensions, slab plans, door and window schedules, elevation details, cross-sections, stair details, and enlarged “blow-up” details for complex areas.

Consultant Drawings: Fully coordinated drawings from our partners, including:

  • Structural Drawings: Detailed plans for excavation, column and foundation layouts, and specific designs for beams and slabs.
  • MEP Drawings (Electrical & Plumbing): Comprehensive layouts for all plumbing systems (including underground and overhead water tank details), electrical systems (solar panel and CCTV placement, main distribution boards, earthing), and a full electrical load management plan.

Phase 6A: Grey Structure Oversight

During the initial construction, our focus is on the building’s core and shell. We conduct periodical site visits to ensure the contractor is following the structural and architectural drawings with precision. We issue formal Site Visit Reports to track progress and quality, and we coordinate with our consulting engineers for their own critical inspections.

Phase 6B: Material Selection & Finishing Supervision

Once the grey structure is complete, our supervision shifts to the finishing details that bring your home to life. This is a highly collaborative stage focused on material selection. We guide you in choosing finishes that are perfectly aligned with the approved interior design and your budget. Our expertise is crucial here to ensure every material—from tiles and woodwork to paints and fixtures—complements the overall aesthetic.

To guarantee the perfect result, we believe in on-site decision-making. We often apply material samples directly at the site, allowing us to assess them together in the actual light and space of your home before final installation. This hands-on approach and experimentation ensure a cohesive and beautifully executed interior, true to the original vision.

As the building’s grey structure takes shape, we begin the dedicated Interior Design phase. We revisit the original vision, building upon the key views and spatial connections we established in the initial design to ensure a harmonious relationship between the architecture and its interiors.

Our team designs each space with meticulous attention to detail—from custom kitchens and lounges to serene bathrooms and practical, beautiful niches. Every element is designed with two goals in mind: timeless aesthetics and practical functionality, ensuring the final design is not only beautiful but can also be executed flawlessly on site.

To ensure you have complete clarity and confidence, we utilize cutting-edge visualization tools. We invite you to experience your future interiors through immersive Virtual Reality (VR) walkthroughs. This allows you to understand the feel and flow of each room in a way that 2D drawings cannot convey, ensuring every element we introduce is understood and approved by you.

Once you are satisfied with the interior concepts for every space, we create a comprehensive set of detailed interior design drawings. This thorough documentation is key to a smooth interior construction phase, providing a precise roadmap for the contractors and giving you a clear vision of the final product you will receive.

The purpose of this inspection is to verify that every detail has been built to the highest standard and in complete accordance with our design drawings and specifications. We compile a final list of any minor items or defects to be rectified by the construction team.

Once those items are resolved to our satisfaction, our formal design and supervision role for the project concludes. Our greatest satisfaction comes from seeing our shared vision brought to life, resulting in a space that is ready for you to make your home.
