Not a day goes by when you don’t hear about a societies launch in Islamabad. This is why its more important than ever to know which society is going to delivery and is registered with CDA. Out of these few societies is Capital Enclave.

This upscale, master-planned community is located in the outskirts of Islamabad, Pakistan. This rising neighborhood gives a perfect combination of urban amenities and suburban tranquility. Making it an ideal vicinity for our customer’s present day house.

They have state-of-the-art infrastructure, lush green spaces, and a well-planned road network, providing an excellent canvas for our architectural vision.

Architectural Concept:

The design that we came up with for this 14-marla house embodies a contemporary look while also retaining a delicate refinement. Featuring clean lines, geometric forms, and a careful interplay of volumes, the outer facade is a proof of the modern architectural ideas that have been incorporated into the building. The entire composition has been elevated by the incorporation of low-key design features that raise it without resorting to extravagant displays, so creating a harmonic balance between form and function.

Entrance Illumination: To complement the modern facade, we’ve specified the Just Another Guild’s bollard light for the entrance area. These sleek, minimalist luminaires provide both functional lighting and act as sculptural elements, enhancing the overall aesthetic of the entry sequence.

Material Palette: In line with the client’s preference for durability and timelessness, we’ve proposed a material palette centered around permanent materials. The primary cladding consists of exposed brick, celebrating its inherent texture and warmth. This is juxtaposed with large format tiles in neutral tones, creating a contemporary contrast. The interplay of these materials adds depth and interest to the facade while ensuring longevity and ease of maintenance.

Vehicular Accommodation: Understanding the client’s needs, we’ve incorporated covered parking for two vehicles. An extended shade structure provides protection from the elements while maintaining visual cohesion with the main building through consistent use of materials and design language.

Cantilevered Balcony: A striking feature of the design is the protruding balcony on the first floor. This architectural element serves a dual purpose – it creates a dynamic visual interest on the facade while functioning as a covered entrance below. The cantilever extends gracefully from the building mass, creating a sense of lightness and defying gravity. This feature not only provides outdoor space for the upper floor but also embraces the house, forming a welcoming gesture to visitors.

Basement Entertainment Area: To maximize the usable space and cater to the client’s social needs, we’ve designed a fully-finished basement level. This space is conceived as a versatile entertainment area, perfect for hosting guests. The basement incorporates proper damp-proofing measures and utilizes light wells to bring natural illumination into the space, ensuring a comfortable and inviting atmosphere.

While construction has not yet commenced, our team at Primarc Studio has finalized all design aspects. This includes detailed architectural drawings, interior specifications, and material selections. We’ve collaborated closely with structural and MEP consultants to ensure seamless integration of all building systems.
